Use this when you have agreed a rough rent split (e.g. with RoomieMath) and want a simple list of things to agree in writing.

Things to agree with your housemates

  1. Total rent and how it is split (or reference to a calculator like RoomieMath).
  2. What bills are included (council tax, energy, water, broadband) and how they are shared.
  3. Deposit amount and who paid what; how the deposit is returned when someone leaves.
  4. How long each person stays (fixed term or rolling) and notice period.
  5. Who is named on the tenancy or agreement with the landlord.
  6. Rules on guests, pets, smoking, and noise.
  7. Cleaning and shared spaces (kitchen, bathroom, bins).
  8. How you handle someone leaving early or a new person moving in.
  9. Where to put the agreement in writing (email, WhatsApp, or shared doc) and date it.
